CONTRACT

We’re looking for a Commercial Construction Estimator with direct experience pricing interior finish projects. You’ll be responsible for translating construction plans into reliable cost forecasts and competitive bids, with a focus on drywall, metal framing, acoustical ceilings, flooring, and related trades.

Key Responsibilities

  • Develop project pricing for commercial drywall, framing, ceiling systems, flooring, and interior finish installations.
  • Analyze blueprints, specifications, contract documents, and bid revisions to establish quantities and define the work required.
  • Complete detailed quantity takeoffs and calculate labor hours, material requirements, equipment expenses, and subcontractor costs.
  • Build estimates using current supplier pricing, labor rates, historical project costs, and prevailing market conditions.
  • Request and assess trade contractor and supplier proposals, compare pricing, and confirm that all scope requirements are covered.
  • Identify missing work, conflicting trade responsibilities, exclusions, installation challenges, and potential budget exposure before bids are finalized.
  • Assemble bid submissions with itemized costs, defined scopes, assumptions, exclusions, clarifications, and alternate pricing.
  • Recommend cost-saving materials or installation methods that meet project specifications and quality expectations.
  • Coordinate with project managers, field teams, general contractors, subcontractors, suppliers, and clients to resolve pricing and scope questions.
  • Maintain organized bid records, vendor contacts, historical cost data, and estimating databases.
  • Track changes in labor costs, material pricing, subcontractor rates, and industry trends.
  • Prepare preliminary budgets, negotiated proposals, change-order pricing, and revised estimates as project requirements evolve.
  • Attend pre-bid meetings, conduct site visits, and participate in post-bid reviews.
  • Deliver detailed cost breakdowns and documented scope assumptions to project teams during handoff.
  • Manage several estimates at once while meeting bid deadlines and maintaining pricing accuracy.
  • Refine estimating procedures and cost-tracking methods to improve consistency and efficiency.

Requirements

  • 3+ years of commercial construction estimating experience.
  • Required: Hands-on estimating experience in drywall, metal framing, acoustical ceilings, commercial flooring, or related interior finish trades.
  • Strong understanding of interior construction materials, installation methods, labor requirements, sequencing, and cost structures.
  • Ability to interpret architectural plans, specifications, contracts, addenda, and bid documents.
  • Experience with detailed quantity takeoffs, cost analysis, budgeting, and commercial bid preparation.
  • Ability to evaluate subcontractor and supplier proposals, compare bids, and identify scope discrepancies.
  • Proficiency with Bluebeam, On-Screen Takeoff, PlanSwift, or comparable estimating software.
  • Knowledge of construction labor rates, material pricing, equipment expenses, and subcontractor costs.
  • Strong analytical, mathematical, organizational, and problem-solving skills.
  • Effective communication and collaboration abilities.
  • Careful attention to detail and the ability to identify omissions, pricing errors, and financial risks.
  • Ability to manage multiple bids and competing deadlines.
  • High school diploma or equivalent required.
  • Bachelor's degree in Construction Management, Engineering, or a related field preferred.

Benefits

  • Competitive salary based on experience and qualifications.
  • Health, dental, and vision insurance.
  • 401(k) with company match.
  • Paid time off and company holidays.
  • Consistent pipeline of commercial interior construction projects.
  • Diverse projects involving drywall, metal framing, acoustical ceilings, flooring, and interior finishes.
  • Collaborative, team-oriented work environment.
  • Professional development and advancement opportunities.
  • Long-term career growth potential.
