At Turner & Townsend we are seeking an experienced Project Schedule / Planning Lead to support the successful delivery of complex real estate, development, pre and post construction programmes within our Real Estate Sector in the Netherlands.

As a Project Schedule Lead, you will have experience in playing pivotal roles in EUR 500m+ major capital programmes, across complex construction environments.
The Project Schedule Lead will be responsible for establishing, implementing and maintaining robust scheduling practices, governance processes and programme controls across multiple projects and stakeholders. The role provides leadership in schedule development, planning assurance, reporting and performance management to support informed decision-making throughout the project lifecycle.
Working closely with clients, project teams, consultants and contractors, the Project Schedule Lead will ensure that project and programme schedules are aligned, realistic, well-governed and capable of supporting successful delivery outcomes.
Key Responsibilities:
Schedule Leadership & Governance
- Establish and maintain scheduling standards, planning procedures and governance frameworks.
- Develop and implement schedule management processes, controls and reporting requirements.
- Lead schedule reviews, planning workshops and governance meetings.
- Promote consistency and best practice in scheduling methodologies across projects and stakeholders.
- Support the continuous improvement of planning and project controls processes.
Schedule Development & Management
- Develop, maintain and manage fully logic linked detailed integrated schedules throughout all project phases (design, procurement and construction) fully backed up by a build strategy, construction methodology, logistics scheme and phasing plans.
- Establish logical sequencing, critical milestones and realistic delivery strategies.
- Review and challenge schedules prepared by consultants, contractors, trade contractors, suppliers and project teams.
- Maintain schedule baselines and ensure effective schedule change control management.
- Identify schedule risks, early warnings, constraints and opportunities, and support the development of mitigation and recovery plans where required.
- Be able to review and undertake assessment of potential consultant and contractors delays and claim management.
- Ensure schedule information remains accurate, current and aligned with project objectives.
Project Controls & Performance Management
- Monitor progress against approved baselines and key milestones.
- Perform schedule health checks and apply critical path analysis and assess the impact of change on critical and non-critical activities. Deliver effectively the information regarding changes and delays that have impacted the schedule.
- Assess schedule impacts arising from scope changes, commercial decisions and project risks.
- Prepare schedule reports, dashboards and performance metrics for project leadership and client stakeholders.
- Support integrated project controls activities through collaboration with cost management, risk management and project delivery teams.
- Provide accurate forecasting and early warning of potential delays or delivery challenges.
Stakeholder Management
- Act as a trusted advisor on scheduling and planning matters.
- Provide appropriate advice scheduling and planning advice and collaborate effectively with clients, project managers, consultants, designers and contractors, etc.
- Facilitate planning discussions and support alignment between project stakeholders.
- Present schedule performance, risks and recommendations to senior management and client teams.
- Mentor and support junior planners and project controls professionals where applicable.
Construction & Delivery Planning
- Review construction methodologies, phasing strategies and delivery approaches.
- Assess contractor programmes and schedule assumptions.
- Evaluate interfaces between design, municipality permits, procurement, construction and testing & commissioning activities, etc.
- Support planning input into value engineering, sequencing and logistics strategies.
- Contribute to the development of practical and achievable project delivery plans.
- As appropriate and required, provide scheduling / planning support to the bidding team to do all the activities necessary to submit the bidding documentations in time.
Essential
- Minimum 10 years of experience in project planning, scheduling and project controls within the real estate & construction sectors from main contractor / project management consultancy.
- Demonstrated experience developing and managing complex project and programme schedules.
- Strong understanding of project lifecycles, including Netherlands design processes, procurement and construction phases.
- Experience on a variety of projects such as Commercial, Residential, Health & Retail and Leisure, etc.
- Experience reviewing contractor schedules and assessing schedule performance.
- Proficiency in Primavera P6, Microsoft Project and/or other industry-standard scheduling software.
- Strong analytical, problem-solving and reporting capabilities.
- Excellent stakeholder management and communication skills.
Desirable
- Experience working within large-scale development or construction programmes.
- Experience implementing planning governance and project controls frameworks.
- Understanding of risk management and integrated project controls principles.
- Knowledge of construction sequencing, logistics planning and delivery methodologies.
- Experience operating in client-facing environments and supporting executive-level decision-making.
